All adults 18 years of age or older who will reside at the property must complete an application.

There will be a non-refundable application fee of $45.00 per applicant. Petscreening profile is required for all pets. There is a non-refundable application fee of $20.00 per pet. Please submit a pet application through https://pmiutah.petscreening.com/

In order to verify applicant income, PMI Utah relies on a third-party verification service called The Closing Docs. Accordingly, all applicants will receive an invitation to undergo screening for income, and application submittals are not considered complete until an automated income verification report from The Closing Docs has been received by the person processing your application.

PMI fully complies with Fair Housing Law. We do not discriminate against persons because of Race, Color, National Origin, Religion, Sex, Familial Status, and Disability. We also comply with all state and local fair housing laws.

Approval is based on seven factors:

We ask that you upload color copies of each item listed below to your application or email to info.pmi@pmi-utah.com:

  • Government issued ID
  • Social security card
  • Proof of income (2 forms proof of income in the form of 2 consecutive months of your most recent pay stubs, previous year's tax return, or a current job offer letter)

All applications are screened on a first come first serve basis. Applications will not be screened if the application fee has not been paid. Applications are not final until all documentation has been received. Once approved & Security Deposit has been received we will take property off Marketing and Reserve the property for you. You can drop off the payment via cashier's check or money order to our office at: 2940 W. Maple Loop Dr. #304 Lehi, UT 84043 during business hours 8:30am - 5:30pm.

Disclaimer

Income: All applicants must have a combined verifiable source of income in an amount in accordance with our current guidelines which is no less than three (3) times the rental rate. If an applicant has no income, a guarantor must be obtained or the applicant may be denied. If a guarantor is needed, he/she must meet the entire qualifying criteria as presented above. All guarantors must have a verifiable source of income in an amount no less than five (5) times the rental rate. A guarantor may not be accepted due to lack of rental history, lack of credit, or lack of income. The guarantor must pay an application processing fee, sign the guarantor addendum, reside in the United States, and may be subject to criminal screening.

Credit History: Our credit reporting agency evaluates credit and rental history against indicators of future rent payment performance. An unsatisfactory finding may result in the requirement of an additional deposit, guarantor, or denial.

Criminal History: Our investigation includes criminal background screening. It is possible your application may be denied due to criminal convictions or charges. We conduct background screening on leaseholders and occupants.

Pets: Pet Restrictions vary at each home. Breed restrictions may apply. If you have pets, please see your Property Manager for more information.

Resident Application/Rental Requirements: The PMI Utah Resident Benefits Package (RBP) delivers savings and convenient, professional services that make taking care of your home second nature. By applying, Applicant agrees to be enrolled and to pay the applicable cost of $30/month, payable with rent.

Your RBP may include, subject to property mechanicals or other limitations:

NOTE: The total monthly cost of the Resident Benefits Package is all-inclusive, and no discounts will be given if any element of the package is unavailable due to a lack of HVAC or another limitation at a specific property.

I understand that this application is preliminary only and does not bind you to execute a Lease or to deliver possession of the premises to me. I authorize you to contact any references listed above and to obtain consumer reports, which may include credit, rental payment and/or eviction history and criminal background information about me and in order to verify the above information. I understand that as my prospective landlord, any co-applicants, occupants, or guarantors that may be added to this application may need to consent to and successfully pass consumer background screening reports. By agreeing, I authorize you to obtain subsequent consumer reports, including credit reports, to ensure that I continue to satisfy the terms of my tenancy, for the collection and recovery of any financial obligations relating to my tenancy, or for any other permissible purpose. Further, if I have included information on co-applicants, other adult household members, and/or guarantors on this application, I affirm that those individuals have knowledge of their inclusion on this application and expressly authorize you to obtain subsequent consumer reports, including credit reports. I understand that you may report all positive and negative rental payment history to consumer reporting agencies who track this information for landlords, mortgage companies and other creditors. I and all occupants or guarantors hereby release from all liability or responsibility all persons and corporations requesting or supplying such information.
